RICS APC Mock Interview: How to Practise for the Final Assessment
A mock APC interview is the most effective preparation available for the final assessment. A panel of assessors questioning you on your submission for sixty minutes is unlike any other professional experience most candidates have had. Familiarity with that format is itself an advantage.
What a mock APC interview should cover
A complete mock should cover all four elements of the real assessment: the ten-minute case study presentation, competency questioning at Level 2 and Level 3, mandatory competencies including the ethics scenario, and hot topics relevant to your pathway.
Do not run a partial mock and call it preparation. The session is sixty minutes for a reason. The later competency questions — asked after you have already been answering for thirty minutes — are where most candidates begin to lose precision. That is what a full-length mock reveals.
Who should run the mock
Ideally, someone who has passed the APC and understands your pathway. A senior colleague, a recently chartered surveyor, or a mentor in your firm. They do not need to have been an assessor. They need to know the competency framework well enough to push back on your answers.
If nobody is available in your firm, professional body networks and APC preparation communities can connect candidates with peers for mutual mock sessions.
What to listen for in your answers
Note any competency answer that describes what you did rather than explaining the professional reasoning behind it. "I prepared a valuation report" is description. "I recommended this approach because the alternative would have created a material risk for the client given the constraints of the site" is reasoning at Level 3.
Note the moment your answers become less specific under follow-up. Assessors follow up to test depth. If your first answer is confident and your follow-up answer is vague, that is the gap the real assessor will find.
Note your ethics answer specifically. If you know the action but cannot explain the rule behind it when pressed, prepare that explanation before the real assessment.
How many mock sessions you need
One full mock is the minimum. Two is better. The first reveals the gaps; the second tests whether you have closed them.
In the final two weeks before your assessment, targeted practice on your known weak competencies is more valuable than another full-length mock. At that point you know the format. What you need is depth on the specific areas where your answers thin out.
