The RICS APC Final Assessment: What to Expect
The RICS APC final assessment is the last stage of the Assessment of Professional Competence. It is a structured interview in front of a panel of two or three RICS assessors who have read your submission in advance. Here is what to expect and how to approach it.
The format
The final assessment typically lasts sixty minutes. It begins with a ten-minute presentation by the candidate, usually on the case study. The remaining fifty minutes are structured questioning by the assessors, covering your competencies, your case study, and mandatory competencies including ethics, health and safety, and sustainability.
The session is conducted in person. You will be seated at a table with two or three assessors. Assessors follow a predetermined question sequence based on your submission.
What assessors are testing
Assessors are not testing whether you can recite your competency levels. They are testing whether you understand the professional decisions you made, can explain them under questioning, and demonstrate that your stated competency level is reflected in your ability to reason about real professional situations.
The distinction between competency levels matters. Level 1 is knowledge. Level 2 is practical application. Level 3 is reasoned advice and depth. When assessors probe for Level 3, they are looking for evidence that you can exercise independent professional judgement and advise clients — not just apply rules.
The case study presentation
Ten minutes is short. Structure your presentation around: what the project was, what your role was, what professional challenge you faced, what decision you made and why, and what the outcome was. End with what you would do differently and what the project demonstrates about your competency.
Do not fill the presentation with project description. Assessors have read your case study. They are watching whether you can analyse and reflect on it, not narrate it.
The ethics question
Every APC final assessment includes a mandatory ethics question. The scenario will be drawn from your pathway and will present a professional situation where the Rules of Conduct are relevant. Assessors are assessing whether you identify the ethical dimension of the scenario, what action you would take, and whether you understand why that action is required.
Common failure modes: candidates who identify the ethical issue but are unclear about what the Rules of Conduct require specifically, and candidates who give a correct answer but cannot explain their reasoning when probed.
Hot topics
Assessors are expected to include questions on current industry issues. In 2025 and 2026, the consistently examined areas are: the Building Safety Act and its competency requirements, net zero and embodied carbon, artificial intelligence and professional ethics, and social value in procurement.
Prepare a position on each. Assessors are not looking for a recitation of legislation. They want a professional view: what this means for practice in your pathway and how you would apply it in your work.
